Evaluating Orlando Homes For Sale
Prospective Orlando home buyers should pre-determine some basic requirements before starting to look at homes in the Greater Orlando area. That said, very often a home will have some of the features you want and be lacking in others. Sometimes a buyer will be drawn to one house over another because the house feels comfortable and inviting. While this feeling shouldn’t be ignored, you should evaluate the house on its merits and how it meets the needs and wants you have pre-determined. The internet and your realtor can help you select homes to view.
- Does the home meet your basic requirements?
- Is the location in your targeted area?
- Is the home priced in your comfort area?
- How many of your “wants” vs needs does the house have?
- Can any of the lacking “needs” or “wants” be easily added later?
- Does the flow of house work for you and your family?
- Does the price of the home allow for you to take on repairs and changes that you feel would be necessary? Especially the kitchen which is expensive to update.
- Look past paint colors and the owners decorating style, as the paint is easy to change and they’ll take their items with them when they move.
- If you are interested in a particular home, drive past it at different times of the day so you can see the street activity at those times. This will show you if there are children playing, what the street noise is, and if traffic will be an issue.

Once you’ve found the house you want to buy, be sure to view it again before the final decision is made. Try to take the emotion out of your decision – can you afford it, is the location really what you want, and are most of your “needs” met. Your Realtor can give you information on the home and help you in negotiating a price, but of course the final decision is up to you.
